A help for those who intend to redo and arrange gardens, terraces, balconies and, in general, all green areas of a ownership property. Here's everything you need to know about it.

Green bonus, how it works

Another extension for the green bonus, introduced in the 2018 Budget Law and extended until today. Specifically, reference is made to one personal income tax deduction, equal to 36%, in relation to the expenses that a private citizen has incurred for domestic restructuring interventions of a given type.

Everything is divided into annual installments, a total of ten, of the same amount. The bonus has limits, of course, such as the maximum spending limit. The calculation is made, in fact, on a total of 5 thousand euros per residential real estate unit. It is not possible to see this amount increase.

Considering this maximum amount, the incentive cannot exceed 1800 euros, 36% of 5 thousand euros, precisely. Why was there talk of jobs of a certain type? The reason is quickly explained. The Revenue Agency explains how the bonus can be requested for the green arrangement of private uncovered areas of existing buildings, real estate units, appurtenances or fences, irrigation systems and the construction of wells.

The construction of a green roof and hanging gardens is also added to the list. It is clear, however, that all this involves previous work done by professionals. Reference is made to a design work, as well as maintenance, if the latter is connected to the execution of the interventions. All this can be included in the total economic calculation.

What to know

It is good to remember that all expenses made must be deductible totally traced. No cash exchange, therefore, even if accompanied by a regular invoice. It is necessary to take advantage of banking, postal or digital systems. This facility is provided for all taxpayers who own or hold the property on which it has been decided to intervene, provided that these individuals have actually incurred the costs.

What happens if the property is sold? The deduction, still to be used, is automatically transferred to the new buyer. This is the standard procedure, so to speak, which can be countered by a possible agreement between the private parties at the time of the conclusion of the sale.

One wonders, however, what happens when the renovation works concern the common areas. If the renovation takes place in the condominium area, for example, this facility is always provided. However, no increase in the maximum sum, fixed at 5 thousand euros, is taken into consideration. In this case, the individual condominium has the right to the deduction within the limit of the amount attributable to him, provided that the same has actually been paid to the condominium within the terms of presentation of the tax return.

Here's what kind of renovation works are excluded from the green bonus:

  • periodic routine maintenance of gardens pre-existing, not connected to an innovative or modifying intervention
  • work in economy: installation of synthetic lawns, pots for the balcony, purchase of maintenance equipment
